5 Easy Home Projects to Increase Your Home Value

Over the years with every individual or family I’ve helped sell a home, the same question always comes up… “How do I sell my home for the most amount of money?”.  The competition for homes for sale in Encinitas is fierce and there are a handful of super easy fixes that I recommend for almost everyone.  These top items will immediately upgrade the look of any home and will help it show it’s very best for potential buyers which ultimately will drive in the most amount of interest and will help you sell for the most money possible:

1)   Declutter

When a buyer visits a home, they want to be able to imagine themselves living there.  If they see your personal items and photos all over, it will be difficult for them to see past them.  Imagine a model home.  When you visit one, it is always spotless, perfectly organized with minimal accessories.  This is what you should aim for.  Remove all personal photos and clear off all horizontal surfaces.  Makes sure none of the rooms are over crowded with furniture. Remove all of those adorable kid drawings from the fridge.  The space may look bare to you, but it will be ideal for those buyers. And the more buyers who write offers, the more money you stand to make!

2)   A Fresh Coat of Paint

One of the least expensive ways to make a massive change in a home is to give it a fresh coat of paint.  Stay away from any bold colors.  Keep in mind that you are not going to be living with this color.  Your goal is to make the space look and feel as light and bright as possible, as this will instantly make the space feel newer and bigger.  I always recommend a fresh white everywhere or a nice neutral “greige” color that will go with anything.  A couple of my favorite, go-to colors are “Fine Grain” and “Pure White” by Sherwin Williams.  Both will instantly give any space a clean and comforting feel and will immediately make your home stand out from other Encinitas houses for sale.

3)   Paint or Refinish Cabinets

A quick coat of white paint on your bathroom or kitchen cabinets can instantly open up a space and give it that polished look.  We recently refinished our kitchen cabinets from a dark espresso color to bright white.  That paired with new cabinet pulls immediately gave our kitchen the modern look we were hoping for without breaking the bank.  Not only that, but the room felt twice as big because it was so much lighter and brighter!

4)   New Cabinet Hardware

I mentioned this one in the last section.  New cabinet hardware can cost less than $100 and will immediately update the look of your space without a major renovation.  

5)   Yard Clean Up and Fresh Bark in the Planters

Cleaning up your outdoor spaces will make a home much more inviting.  Curb Appeal is what everyone is going for, and it’s the first thing a buyer will see when pulling up to your home.  A quick clean up of the planters and laying down fresh bark will give your home that polished look and a great first impression.

Making sure there is no deferred maintenance and giving your home a sleek, clean, polished overall look will appeal to many more buyers.  The cleaner your home, the more buyers will be interested.
